DERECO acquires two new residential properties in Bergisch Gladbach

Cologne/Bergisch Gladbach, 14 November 2023: On behalf of one of its clients, multi-family office DERECO has acquired two multi-tenant houses totalling approx. 2,200 sqm of floorspace for rent in Bergisch Gladbach, a town neighbouring with Cologne in North Rhine-Westphalia. They were sold by MK Immobiliengruppe of Bad Honnef. The two houses have been completed in 2023. In total, they boast 32 residential units.

Tassu Degen, DERECO’s Managing Director, says: “As an asset class, residential has become increasingly attractive in the present crisis. Since the terms and conditions for loans to fund owner-occupied housing are rather unfavourable, demand for rental properties has risen substantially whereas vacancy levels in housing markets have stayed low. With our latest purchase, we’ve also invested in the Cologne/Bonn region, an area of dynamic growth of major relevance for North Rhine-Westphalia, i.e. Germany’s state with the highest economic output.”

Marco Frank, Senior Investment Manager at DERECO, says: “At present, the market is offering exciting opportunities for investors with a long-term view. In its acquisition strategy, DERECO focuses not only on classical investment criteria but also, as a priority, on energy-related factors around properties. The buildings in Bergisch Gladbach are new developments under the ambitious KfW 55 standard featuring an integrated heat pump system. On balance, they consume excellently little energy, which is a distinct advantage for tenants especially now, in times of soaring inflation rates.”

The two houses are situated in central spots in town. They feature a sufficient number of underground parking spaces. For even more convenience, Bergisch Gladbach’s central station is only a short walk away, i.e. public transport is within easy reach. Numerous shops, restaurants and cafes are located nearby, too.
