KLINGSÖHR and DERECO renting out 1,250 sqm to DHL in Berlin-Neukölln

Berlin, 23 January 2023 – In the District of Neukölln in Berlin, 1,250 sqm of the HOHE NEUN (“High Nine”) project have been let to Deutsche Post DHL Group by a joint venture of the KLINGSÖHR Group and DERECO. The company intends to use the lower floors of the office building as an urban hub for last-mile delivery by e-trikes.

“In HOHE NEUN, Deutsche Post DHL Group has found an excellent location for the last mile. With perfect connections with the residential area, a charging station for 75 e-trikes and its proximity to the motorway, HOHE NEUN has just what it takes for the future mail distribution centre,” says Stefan Klingsöhr, Managing Partner of the KLINGSÖHR Group. “The average rent per square metre in the HOHE NEUN office areas is below the level of similar properties in the Charlottenburg or in Mitte Districts,” Klingsöhr adds.

Says David Noll, Member of the Board of Management of DERECO Holding GmbH: “We are extremely pleased that we have found a renowned tenant for HOHE NEUN, namely DHL. The location will be even better connected in future since Neuköllnische Allee is going to be opened for traffic and the A100 motorway will be extended. HOHE NEUN is the second project we’re currently turning into reality with KLINGSÖHR after the SHED on Schifffahrtskanal.”

HOHE NEUN tower covers a surface area of 11,000 sqm of floor space spread over twelve storeys. On average, ceilings in the brick building are 3.15 metres high and the whole property is accessible for people with disabilities. As far as technical features of the house are concerned, high standards are met. For example, active individual components for adjusting the heating and cooling are used. In addition, the facility boasts glass-fibre high-speed internet access. Office facilities can be individually adjusted to taste. Construction works are proceeding to schedule; they are expected to be completed by the second quarter of 2023. Engel & Völkers Commercial Berlin provided agency services for the transaction.
