DERECO completes “Homberger Höfe” residential project in Moers

Multi-family office DERECO have completed a construction project with 139 rental apartments on Homberger Strasse in Moers as scheduled, transferring the property to assets managed by the company. The investment totalled approx. EUR 45m. All in all, some 11,400 sqm of residential and commercial space have been made available for tenancy. Half of all units have already been let. It is expected that the complex will be fully let by the end of 2022. Long-term tenancy agreements have been concluded with two day care centres for children, their facilities covering about a third of all space available for commercial purposes. The centres are planned to open in autumn 2022.

David Noll, Member of DERECO’s Board of Management, says: “Developing this residential neighbourhood on Homberger Strasse is a project we consider a long-term investment in Moers as a city. ‘Homberger Höfe’ are the first large-scale tenancy project for flats in years. Consequently, our apartments are in high demand. Thanks to the excellent cooperation with a general contractor – the Schmeing Bau GmbH company from Bocholt –, we have proceeded perfectly along our schedule. We were able to hand over the first units to tenants as early as in December 2021.”

Thorsten Kamp, Technical Councillor of the City of Moers, says: “With the construction of ‘Homberger Höfe’, the development of a plot disused for decades has now come to a happy end. Considering the high demand for housing space inside the city centre and as retail is undergoing structural change, I am pleased to note that the original idea to use the plot for a new shopping centre were discarded. Instead, what we see emerging is excellent residential facilities meeting the needs of young families and the elderly alike.

As a result, a painful gap in our urban fabric has now been closed and replaced by a lively neighbourhood smoothly fitting into its surroundings thanks to an appealing architectural concept.”

Not only do the new apartments in “Homberger Höfe” feature high-quality furbishings but they even meet the ambitious KfW 55 standard for sustainable energy consumption. In terms of size, the flats cover 50 to 125 sqm of space divided into two to four rooms, which makes them attractive for a number of target groups. All units are designed with a focus on accessibility, each of them having a balcony or a terrace. Up to 97 passenger cars can be parked in the underground car park inside the complex. Additionally, future residents may enrol for an e-bike sharing scheme for bicycles and cargo bikes for short journeys and shopping in nearby surroundings.

Moers is a town within the Metropolitan Region on the rivers Rhine and Ruhr, in the west of Germany. With its historic old town, lush surroundings and a wide range of cultural facilities, Moers has much to offer by way of quality of life. Thanks to its good traffic connections to the Netherlands, the Ruhr Valley, Dusseldorf Airport and the inland port of Duisburg, Moers is also an attractive location for business.

In terms of infrastructure, the new residential project on Homberger Strasse is excellently connected. The area is only a short walk from Moers station. Other places in town can be easily reached from Augustastrasse, a nearby bus stop, and the A40 motorway is less than a ten-minute drive away. Via the motorway, the whole area is well integrated into private transport networks beyond the region.

Likewise, Schlosspark Moers – a park with a manor, several other historic buildings and a theatre – is only a short walk from “Homberger Höfe.” The nearby old town boasting a variety of shops, restaurants and cafes is yet another leisure offer to add to the appeal of the site.

The project was planned by Wrede Architekten, a firm based in Dusseldorf.
