SHED construction fully on plan: 35,000 sqm of offices and commercial space in Berlin-Neukölln

Jointly with KLINGSÖHR project developers, the multi-family office DERECO is developing the office and industrial park SHED on Schifffahrtskanal in Berlin-Neukölln, right next to Sonnenallee light railway station. On the waterfront, four buildings earmarked for offices, research and light industrial are being developed in a striking glass and steel design. The plan is to add space for cultural institutions and catering facilities by which the SHED is expected to lend the neighbourhood even more of an impetus. The project is based on plans by a working group consisting of Thomas Müller Ivan Reimann Architekten and Realace Architekten. Shell construction is scheduled to be completed by July 2022. The project is planned to be completed in its entirety by Q3, 2023.

Tassu Degen, DERECO’s founder and Managing Director, says: “Neukölln is one of Berlin’s most dynamically developing districts with high demand for offices and other commercial properties. The southeast of Berlin has experienced major progress in recent years. The area has turned into a vibrant location for technology and production facilities, not least because of large projects such as Adlershof and the new airport. The SHED, however, is substantially closer to central Berlin. Featuring ideal traffic connections, we are convinced the SHED is located in an extremely convenient spot.”

Stefan Klingsöhr, founder and Managing Partner of the KLINGSÖHR Group, says: “Berlin is the capital of start-ups and, what is more, many international companies consider it the place to be. Demand for modern offices is extremely high but users’ requirements have risen in parallel. In project development, we place major emphasis not just on high-quality technical furbishings and sophisticated building concepts but also on ESG aspects. To mention just a few measures reflecting this ambition, the plan is to integrate PV modules into the pitched roof of the SHED, to make available e-charging stations and to develop a lively neighbourhood with a high amount of diversity among tenants. We are offering a sustainable home for companies to write success stories.”

An anchor tenant has already been found, i.e. the international private SRH University of Applied Sciences. SRH has signed a contract for renting over 13,000 sqm in the SHED and is going to move into the new premises – which will be a new central point of contact for approx. 3,500 students – in August 2023. Negotiations on letting other space are underway.

The SHED spreads over four buildings with various architectural concepts being developed in one 300-metre row right on the waterfront of the Schifffahrtskanal. Each of the four buildings has its own layout perfectly geared towards the different needs of research, production, healthcare, catering and office tenants. All buildings will comply with the LEED Gold Standard for ESG-compatible construction. In total, some 35,000 sqm of gross floor space to host 2,000 working spaces is being developed on the 15,500-sqm plot next to the new ESTREL Tower. The underground car park will feature 111 parking spaces suitable for disabled users with e-charging stations provided throughout. In addition, there’s a bus stop on the plot. The A100 motorway is within easy reach via its own exit and Sonnenallee light-railway station is only a one-minute walk away. The station is served by the S41 and S42 circular railways. In the SHED’s vicinity, DERECO and KLINGSÖHR are jointly developing another project fostering local development, the HOHE NEUN office tower.
