VIVAWEST buys parts of Berswordtquartier in Dortmund

Back to overview

According to a VIVAWEST statement at the polis real estate fair in Dusseldorf, the housing company has acquired part of a turnkey development project on Berswordtstrasse in Dortmund from a joint venture by REVITALIS REAL ESTATE AG and DERECO. Underground construction has already started. The ground and upper floors will be built from late summer onwards.

The plot for this development is located in the south of the Kreuzviertel neighbourhood in central Dortmund. By the end of 2020, nine high-quality multi-flat buildings and two retail units are scheduled for completion. In addition to 222 residential units totalling 16,473 sqm in lettable space plus retail units totalling 680 sqm, some 135 underground parking bays and seven outdoor parking bays are going to be constructed. REVITALIS is currently leading negotiations with other investors about 365 micro apartments under construction in the same neighbourhood.

Andreas Lipp, a member of the Management Board of REVITALIS REAL ESTATE AG, says: “We’re pleased to have found VIVAWEST as a strong partner who has known the city and the region for a long time and has invested here continuously. As we are part of a close-meshed network, our level of market penetration concerning land and other property purchases is very high. Therefore, we can offer our investors attractive projects. We’ve already started developing another project in Dortmund – our flats on the Phoenix See lake will be completed for tenants to move in by autumn.”

The buildings will be six to eight floors high, some of them featuring penthouses. They will cover between 53 and 129 sqm of floor space spread over two to four rooms. Single tenants, couples, families and senior citizens are equally welcome to move in.
The flats are designed to meet accessibility standards to various degrees. All buildings will be equipped with lifts, electric shutters, terraces on the ground floor, balconies or loggias accessible without steps from the first floor, floor heating with separate controls for each room and video intercoms. Over and above, 18 flats will meet all accessibility standards.

Three outdoor parking bays out of seven are intended to be rented out, the remaining four to be used for a car-sharing scheme.

The project is situated some 1.8 kilometres south of Dortmund’s city centre in the Kreuzviertel neighbourhood, known beyond the boundaries of Dortmund for its restaurants and pubs. The area is highly popular among residents because of its excellent infrastructure including comprehensive retail other facilities for daily life.
“We are convinced that we’re responding to a general development trend and meeting our tenants’ requirements by making this new, attractive residential offer,” says Claudia Goldenbeld, Managing Director of VIVAWEST. “The 222 new flats in Dortmund are an outstanding addition to the 9,000 flats we already hold in this city and to our 120,000 flats in the state of North Rhine-Westphalia. This new construction is a major step towards upgrading our portfolio. From the year 2020 onwards, we are going to build over 1,000 new flats every year. We are proud of being the company constructing the highest number of rental flats in North Rhine-Westphalia.”
